Κατά το στάδιο της Κτηματογράφησης οι ιδιοκτήτες ακινήτων της υπό κτηματογράφηση περιοχής είναι υποχρεωμένοι να υποβάλλουν δηλώσεις ιδιοκτησίας για τα εμπράγματα ή άλλα εγγραπτέα δικαιώματα επί των ακινήτων. Τέτοια είναι λ.χ. η κυριότητα, η επικαρπία, η ψιλή κυριότητα, η υποθήκη ή η προσημείωση, οι υπερεννεατείς μισθώσεις κ.α. Την υποβολή δηλώσεων ακολουθά ένα στάδιο επεξεργασίας από τους νομικούς του γραφείου κτηματογράφησης. Στη συνέχεια αναρτώνται οι προσωρινοί κτηματολογικοί πίνακες και διαγράμματα, ώστε να μπορούν οι ενδιαφερόμενοι να ελέγξουν τα στοιχεία που καταχωρίστηκαν στις προσωρινές εγγραφές. Συνηθίζεται το γραφείο κτηματογράφησης να στέλνει στους ιδιοκτήτες απόσπασμα των προσωρινών πινάκων και διαγραμμάτων για να διευκολυνθούν στην έρευνα των ιδιοκτησιών τους.                                                                                    

 Είναι σύνηθες οι προσωρινές αυτές εγγραφές να περιέχουν σφάλματα ή παραλείψεις. Συνήθως τέτοια είναι η μη αποτύπωση ενός ακινήτου ή η εμφάνιση αυτού ως τμήμα άλλου μεγαλύτερου ακινήτου, η μη ορθή αποτύπωση του δικαιώματος (λ.χ. πλήρης κυριότητα αντί για ψιλή) ή η έλλειψη δικαιώματος (δεν εμφανίζεται καθόλου η επικαρπία), η εμφάνιση του ακινήτου ως «αγνώστου ιδιοκτήτη», η εμφάνιση εσφαλμένων στοιχείων είτε του ιδιοκτήτη, είτε της ιδιοκτησίας είτε των τίτλων κτήσης κ.ο.κ. Οι παραπάνω πλημμέλειες σε περίπτωση που δεν διορθωθούν επιφέρουν, κυρίως μετά την οριστικοποίηση των πρώτων εγγραφών σε δυσμενείς συνέπειες για τους ιδιοκτήτες. Σημαντικότερη από αυτές είναι η απώλεια των δικαιωμάτων επί των ακινήτων που εμφανίζονται να ανήκουν σε «άγνωστο ιδιοκτήτη», αφού αυτά μετά την οριστικοποίηση θεωρούνται ότι ανήκουν στην κυριότητα του Ελληνικού Δημοσίου. Οι ιδιοκτήτες μάλιστα έχουν μόνο ενοχικές αξιώσεις (αποζημίωσης ή αδικαιολόγητου πλουτισμού) σε βάρος του Δημοσίου. Για τη διόρθωση των σφαλμάτων αυτών παρέχεται από το νόμο μία περίοδος υποβολής ενστάσεων και αιτήσεων διόρθωσης. Αυτές κατατίθενται στο γραφείο Κτηματογράφησης και αξιολογούνται ανάλογα με τη σοβαρότητα του σφάλματος. Ελαφρότερες πλημμέλειες διορθώνονται με αίτηση διόρθωσης από το γραφείο Κτηματογράφησης, ενώ βαρύτερες από την επιτροπή ενστάσεων μέσω της υποβολής ένστασης. Σε περίπτωση που το ακίνητο έχει αποκτηθεί με χρησικτησία και εμφανίζεται στην ανάρτηση ως «αγνώστου ιδιοκτήτη» η υποβολή ένστασης είναι υποχρεωτική.

Επειδή οι ενστάσεις, σε αντίθεση με τις αιτήσεις διόρθωσεις, απαιτούν αναλυτική νομική επιχειρηματολογία, προτείνεται η προσφυγή σε εξειδικευμένο δικηγόρο, ο οποίος θα πράξει ό,τι είναι απαραίτητο για την διαφύλαξη των δικαιωμάτων σας. Η ορθή αντιμετώπιση των προβλημάτων στο στάδιο αυτό θα εξασφαλίσει την ορθή καταχώριση των ακινήτων σας και θα σας προστατέψει από τυχόν απώλεια δικαιωμάτων ή από περιττά έξοδα σε επόμενο στάδιο, οπότε οι διορθώσεις των σφαλμάτων γίνονται κυρίως δικαστικά.
